Oshawa home prices averaged $679,861 in September 2026, rising 4.1 per cent from August while remaining 8.2 per cent below September last year, according to Toronto Regional Real Estate Board figures reported by DurhamRegion.com.
The monthly increase amounted to $27,086. Compared with September 2025, the average was lower by $61,001.
Oshawa recorded 125 sales in September, with homes spending an average of 34 days on the market. There were 660 active listings at month’s end. DurhamRegion.com reported that sales were down 27.7 per cent from a year earlier, while active listings were down 10.2 per cent.
Detached homes account for most sales
Detached houses accounted for 89 of the city’s September transactions and sold for an average of $748,346. That was 4.5 per cent higher than August but 9.1 per cent lower than a year earlier.
The month-end inventory included 434 detached listings, according to the newspaper’s breakdown of TRREB data. Detached properties took an average of 33 days to sell.
Semi-detached houses averaged $590,591 across 11 sales. Six attached-house transactions averaged $656,250.
Condominium categories show different results
Townhouse-style condominiums averaged $486,108 across 12 transactions, a 0.9 per cent monthly rise and an 11 per cent annual decline.
Seven apartment-style condominiums sold for an average of $301,786. That category’s average fell 25.6 per cent from August and 26.3 per cent from September 2025.
The figures describe completed sales during the month. They are not asking prices or a valuation of any particular property, and smaller categories reflect relatively few transactions.
The latest Oshawa home prices provide a city-level update beyond All About Durham’s earlier report on August and its separate Durham-wide market coverage.
