In the coming months, Durham Region will begin the demolition of several out-of-commission community Affordable Housing Project units on Christine Crescent in Oshawa to make way for a new mixed-income housing development. This is part of Housing Durham’s larger effort to revitalize the central Oshawa neighbourhood with modern, affordable living spaces.
The redevelopment plan includes the construction of two new apartment buildings: one will be a four-storey building, and the other a six-storey building. Combined, the two buildings will provide 160 new units, ranging from one to four bedrooms, offering much-needed affordable housing for the community.
The project’s design features an L-shaped six-storey building that will anchor the southern edge of the site, with the four-storey building positioned to the north. The two buildings will form an outdoor courtyard, creating a vibrant, shared space for residents. According to Montgomery Sisam, the developer behind the project, the design of the buildings ensures a thoughtful transition to the adjacent neighbourhood and aligns with the surrounding townhouses.
The new development will also provide rooftop amenity spaces for residents of the six-storey building, alongside bicycle parking and new trail connections that will improve access to nearby facilities, including Chopin Park. The designs for both buildings incorporate pitched roofs, which are intended to reduce the perceived size of the buildings and create additional space for mezzanine units on the upper floors.
The demolition of the existing 12 boarded-up semi-detached units on Christine Crescent is set to begin in the coming months. The construction of the new buildings will take place over the course of 2026 and 2027, with the development expected to be completed by 2028, at which point the 160 new units will be available for lease.
This redevelopment is just the first phase of Housing Durham’s larger plans in the central Oshawa neighbourhood. Plans for future developments include the redevelopment of 65 townhomes on Malaga Road into two mid-rise apartment buildings and back-to-back townhomes. Construction for these future projects is expected to begin in 2028.
The Christine Crescent redevelopment will be a key part of Durham Region’s housing strategy, providing more affordable housing options for Oshawa residents while revitalizing an important part of the community.
