Despite rising real estate prices across Ontario, several properties in Durham Region sold for under $400,000 in February, offering more affordable opportunities for first-time buyers and investors.

According to recent sales data, the five most affordable homes sold in Durham Region last month included properties in Oshawa, Pickering, and Bowmanville, with prices ranging from $332,000 to $395,000.

Located just south of downtown Oshawa, the property is considered a strong starter home for buyers entering the housing market. The home features laminate flooring throughout the main living spaces and a modern kitchen equipped with stainless steel appliances.

Outside, the property includes a backyard with a deck, providing outdoor space for relaxation or entertaining guests. The home also has an unfinished basement that could be used for storage or future renovations.

The location offers convenient access to local amenities, including a bus stop directly in front of the home and a park located across the street.

The second most affordable home sold in February was a two-bedroom condo in Pickering, located at 1455 Celebration Square, Unit 1712, which sold for $380,000.

The high-rise apartment is located near Pickering City Centre and Highway 401, making it attractive for commuters travelling to Toronto or other parts of the Greater Toronto Area.

The unit features two bathrooms, quartz countertops in the kitchen, and a large balcony offering additional outdoor living space. Residents of the building also have access to several amenities, including a 24-hour concierge service, fitness centre, yoga room, billiard room, lounge, and swimming pool.

The third property on the list is another condominium in Pickering, located at 1000 The Esplanade, Unit 1702, which sold for $387,500.

This one-bedroom penthouse suite includes premium features such as 10-foot ceilings, crown moulding details, and a walk-in closet in the bedroom. Its elevated location provides added privacy and views compared to lower-level units.

Fourth on the list is a three-bedroom townhouse in south Oshawa, located at 960 Glen Street, Unit 84, which sold for $389,900.

The condo townhouse features an open-concept layout designed for comfortable living. The kitchen includes a spacious eat-in area overlooking the backyard, while the upper level includes a large primary bedroom and a second well-sized bedroom with large windows that bring in natural light.

Rounding out the list is a two-bedroom condominium in Bowmanville, located at 61 Clarington Boulevard, Unit 213, which sold for $395,000.

The second-floor unit is located within a seniors’ residence building and features an open-concept living and kitchen area, ensuite laundry, and a walkout to a spacious balcony. The property is also located close to shopping centres and other amenities in Bowmanville’s commercial district.

Real estate professionals say the sales highlight that affordable housing options still exist in Durham Region, though they are becoming increasingly limited as demand continues to rise across the Greater Toronto Area.

For buyers searching for entry-level properties, smaller homes, condos, and townhouses remain among the most accessible options in the region’s competitive housing market.
