Oshawa home prices fell in August, with the average sale price reaching $652,775, according to Toronto Regional Real Estate Board data reported by DurhamRegion.com.
The August average was 5.9 per cent lower than July, a month-over-month decline of $40,902. That puts the July average at approximately $693,677.
Average price also lower than last year
The local report said Oshawa’s August average was down 12.6 per cent from the same month in 2025. The figures describe completed sales reported through TRREB and do not mean every property type or neighbourhood changed by the same amount.
Average prices can move sharply from month to month when the mix of sold homes changes. A month with more detached-home sales can produce a different average from one with more townhouses or condominiums, even when values for comparable properties move less dramatically.
Buyers and sellers should therefore compare the citywide average with property type, neighbourhood, condition and recent comparable sales before drawing conclusions about a specific home.
Context for Oshawa buyers and sellers
The decline adds to a softer summer market across much of the Greater Toronto Area. Separate August market analysis found widespread underbidding across qualifying GTA neighbourhoods as buyers faced less competition.
