Applecroft Home Bidding Stands Apart in Durham September Data

Applecroft home bidding stood apart from the rest of Durham Region in September, with the Ajax neighbourhood the only qualifying community where Wahi’s median bidding measure was above asking.

An October 26 Durham Post report by Wahi chief executive Benjy Katchen puts 97 per cent of qualifying Durham neighbourhoods in underbidding territory. Just three per cent were overbid, with none at the asking-price midpoint. The analysis covered 33 neighbourhoods with at least five sales.

Applecroft’s September figures

Wahi’s Applecroft market report lists seven September sales and a median sold price of $690,000. Its median bidding figure is $18,012 above asking, rounded to $18,000 in the Durham Post account.

The neighbourhood report also records an average 25 days on market and 56 active listings for September. Those measures describe different parts of the market: time taken by sold listings, available supply and the difference between list and sale prices.

One neighbourhood is not the whole market

A positive neighbourhood median does not mean every home sold above its advertised price. Likewise, a region dominated by underbidding neighbourhoods does not mean every buyer negotiated a discount.

Wahi’s method compares each completed sale with its list price, then uses the median difference to classify a neighbourhood. Communities with fewer than five transactions are excluded. The result is a monthly snapshot, not a forecast for an individual house.

For readers following Applecroft home bidding, the distinction between a median selling price and a median overbid also matters: the two figures summarise different calculations and should not be added together to infer a typical asking price.

The September reporting is a new monthly result rather than a repeat of August’s figures. All About Durham’s earlier August report identified Lakeside, another Ajax neighbourhood, as the sole qualifying overbidding community. The change in location and transaction period is material even though the regional proportions remained similar.
