Major development projects dominated headlines across Durham Region in 2025 as cities and towns continued to expand, redevelop and modernize key areas.

Leading the list was the demolition of the former Knob Hill Farms grocery store in Oshawa. Almost the entire historic structure was torn down to make way for a new GO Transit station, marking a major step forward for regional transit expansion.

Directly across from the future station, another large-scale mixed-use development is planned on the site of a former glass factory. The proposal includes more than 5,400 residential units spread across eight buildings, with the tallest tower reaching 42 storeys, along with 63,000 square feet of commercial space.

The Oshawa Centre also made news after owners confirmed plans to partially demolish the former Sears location. Residential development is being considered, while new tenants are expected to replace the Hudson’s Bay space on the opposite side of the mall.

In Pickering, council approved the largest recreation project in the city’s history. The development will include twin ice pads and additional recreational amenities, significantly expanding community facilities.

Rounding out the list is a major affordable housing project in Oshawa. Durham Region moved forward with plans to redevelop a 102-year-old former school building, with affordable housing forming a key part of the project.

Together, these developments highlight the rapid growth and transformation taking place across Durham Region.
