Oshawa homebuyers seeking access to GO Transit may find some of the Lakeshore East line’s most attainable single-family properties near Durham College Oshawa GO Station, according to a new analysis of housing prices around the regional rail network.

The study by Wahi examined 2025 median sale prices in approximately 100 neighbourhoods with immediate access to nearly 70 GO Train stations. Researchers compared condos and single-family properties, including detached, semi-detached, row and townhouse homes.

For Durham Region, the key finding is that Oshawa stood out on the Lakeshore East line. Wahi reported that single-family homes in neighbourhoods near Durham College Oshawa GO had median prices in the $600,000 range, making the station area one of the line’s more affordable options for buyers who still want rail access to Toronto.

The Lakeshore East line connects Union Station with Pickering, Ajax, Whitby and Durham College Oshawa GO. This makes housing near Durham’s stations attractive to commuters who want access to Toronto employment, education and entertainment without living in the city’s more expensive neighbourhoods.

Oshawa GO Home Prices Offer Lower-Cost Option

The Oshawa GO home prices identified in the study are based on completed sales during 2025, not current asking prices. Individual properties may cost considerably more or less depending on their condition, housing type, lot size, neighbourhood and distance from the station.

Wahi found that the most expensive Lakeshore East properties were closer to Toronto. Neighbourhoods around the Main Street and Danforth transit area recorded the line’s highest median prices for both condos and single-family homes. Buyers seeking less expensive condos were more likely to find them near Guildwood or Scarborough stations, while Durham College Oshawa GO offered the strongest affordability for houses.

Across the wider GO rail network, 36 of the 65 stations included in Wahi’s single-family comparison had median prices below the 2025 GTA-wide median of $1.1 million. Thirty-four station areas had condo prices below the GTA median of $615,000.

The least expensive single-family properties in the full study were near the Niagara Falls stop in the Elgin neighbourhood, where the median was $437,500. Kitchener’s city centre recorded the lowest median condo price at $372,500. Those locations may be less practical for daily Toronto commuting, but they demonstrate how housing prices generally decline farther from the urban core.

Transit Access Remains Important in Durham

Metrolinx identifies Pickering, Ajax, Whitby and Durham College Oshawa as Durham Region’s current Lakeshore East GO stations. The corridor provides a direct rail connection to Union Station, with increased weekend and rush-hour service introduced in recent years.

Further rail expansion is also underway east of Oshawa. Metrolinx awarded the major construction contract for the Bowmanville GO Extension, which is planned to add 18.7 kilometres of track beyond Durham College Oshawa GO. The project is expected to extend rail service into Clarington and may influence future development and housing demand.

However, the Wahi report reflects existing stations and housing transactions completed in 2025. It does not predict future prices near the proposed Bowmanville extension.

For prospective buyers, the Oshawa GO home prices provide a useful comparison rather than a guaranteed purchasing budget. Buyers should review current listings, property taxes, maintenance expenses, parking availability and the actual travelling distance between a property and the station.

The study suggests that Oshawa remains one of the more attainable locations for purchasing a single-family home along the Lakeshore East corridor while retaining a direct GO connection to Toronto. That combination may continue attracting commuters and families who prioritize both housing value and regional transit access.
