The saga of the unauthorized four-storey development at the southeast corner of Kingston Road and Church Street reached its final chapter today. The Ajax Illegal Structure Demolition 2026 officially began at 599 Kingston Rd. W. as crews moved in to dismantle the partially constructed ground floor of a project once marketed as “FiveNineNine.” The move follows a decisive March 26 ruling by the Ontario Divisional Court, which upheld a demolition order against developer First Avenue Properties for bypassing provincial building laws.

The Ajax Illegal Structure Demolition 2026 is the culmination of a legal standoff that began in late 2021. According to court documents, the developer obtained a conditional permit for below-grade work but quickly transitioned to “above-grade elements” without a full building permit or required inspections. Despite a town-issued “order to comply” in October 2021, construction continued, including the unauthorized installation of second-floor core slabs. For the past four years, the skeletal remains of the ground floor have sat as an “eyesore” in the historic Pickering Village neighborhood.

Ajax Mayor Shaun Collier hailed the Ajax Illegal Structure Demolition 2026 as a landmark victory for municipal integrity. “The rules that protect our neighbourhoods, our safety, and our environment must be respected,” Collier stated, noting that the court’s refusal to hear the developer’s final appeal sends a clear message that bypassing the law will not be tolerated. The demolition is being managed by the developer but is under strict monitoring by the Ajax Building Department to ensure site safety.

The Ajax Illegal Structure Demolition 2026 work schedule is set for approximately eight hours a day, with heavy machinery accessing the site via Church Street. Residents in the area should expect minor traffic disruptions along the Kingston Road corridor while the structural debris is removed. Once the concrete and steel structures are cleared, the site will still require extensive environmental remediation, as the land previously served as an automotive repair facility and contains contaminated soil.

The original vision for the site, as described in the Ajax Illegal Structure Demolition 2026 context, was a 60-unit mixed-use apartment building with seven ground-level commercial units. While First Avenue Properties still owns the land, any future attempts to develop the 555,459-square-foot property will now be subject to a completely new and rigorous application process.
