Three Oshawa development plans representing 862 proposed homes and nearly 28,000 square feet of commercial space will be presented at public meetings on September 14.
The proposals are concentrated in north Oshawa and require amendments to municipal planning documents or zoning. The Economic and Development Services Committee’s Planning Act meeting begins at 6:30 p.m. in council chamber at Oshawa City Hall.
525 apartments proposed at Simcoe and Niagara
The largest application would redevelop 1804, 1806 and 1808 Simcoe Street North and 426 Niagara Drive with a 10-storey mixed-use building containing 525 apartments and 160 square metres, or 1,722 square feet, of commercial space.
The current permissions allow a 10-storey building with up to 392 units and substantially more commercial space. The applicant is seeking amendments to the Oshawa Official Plan, the Samac Community Secondary Plan and the zoning by-law.
Britannia and Grandview plan changes housing mix
A second application covers phase two of a draft-approved subdivision near Britannia Avenue East and Grandview Street North. The revised plan proposes 125 detached homes and 212 street townhouses.
Previous approvals provided for 172 detached homes, 74 semi-detached homes and 72 townhouses. The requested changes would therefore increase the number of townhouses while reducing the detached and semi-detached component.
Commercial buildings proposed on Ritson Road
The third application would permit two one-storey commercial buildings at the northeast corner of Ritson Road North and the future Nancy Diamond Boulevard extension. Their combined gross floor area would be approximately 2,406 square metres, or 25,899 square feet.
The land is currently designated for industrial use. The applicant is seeking an Official Plan redesignation and rezoning to permit a limited range of planned commercial uses.
How residents can participate
The public may attend the meeting in person without registering. The City’s notices say requests to speak virtually must be received by noon on September 11. Written comments sent by 4 p.m. that day are to be distributed to committee and council before the meeting; later comments should be sent directly to the planning contact for each file.
No final approval will be made simply because the applications are presented at the public meeting. Committee and council must consider planning reports, public submissions and the requested amendments before decisions are reached.
