Oshawa foundry district breaks ground for 3,000 rental units

The Oshawa Foundry District has officially broken ground in downtown Oshawa, launching a major redevelopment expected to eventually bring approximately 3,000 purpose-built rental homes to the former Fittings Limited factory property.

Developers and government representatives gathered this week to mark the start of construction on the first phase of the project, which will transform long-vacant industrial land on Bruce Street into a new residential district.

First Oshawa Foundry District Phase Includes 502 Rentals

The first phase of the Oshawa Foundry District will deliver 502 rental units across two residential buildings.

Plans include a 10-storey tower at 119 Bruce Street and a 23-storey tower at 151 Bruce Street.

According to the City of Oshawa, approximately 30 per cent of the units in this phase will be designated affordable housing.

Medallion Corporation says most apartments will be one- and two-bedroom units, although studio and three-bedroom options are also planned.

Construction of the first phase is expected to be completed in 2029.

Long-Term Plan Calls for 3,000 Homes

The broader Foundry District is envisioned as an entirely purpose-built rental community with approximately 3,000 homes.

The development will occupy land that once housed the Fittings Limited factory at 135 Bruce Street.

Long-term plans also envision shops, restaurants and a public park, creating a mixed-use neighbourhood within walking distance of downtown businesses, employment opportunities and transit connections.

Medallion Corporation has also said it intends to recognize the site’s industrial history through artwork or other design features.

The Fittings Limited factory closed in 1987 after operating for approximately 85 years, and the land has remained vacant for decades.

Housing Project Supported by Multiple Funding Programs

The development is supported by several levels of government.

In addition to federal financing, the project is benefiting from Durham Region’s revitalization program and an increased assessment grant from the City of Oshawa.

The project had been contemplated for years but faced delays, including challenges associated with the recent condominium market downturn.

Oshawa Mayor Dan Carter described the groundbreaking as a significant moment for the city and said the development would contribute to downtown Oshawa’s ongoing transformation.

Future phases of the Oshawa Foundry District have not yet been given confirmed construction timelines.

Once fully developed, however, the approximately 3,000-unit community would represent one of the largest residential redevelopment projects in downtown Oshawa.
