A major shift in the urban landscape of South Ajax is on the horizon as the town considers a massive mixed-use development on a currently vacant parcel of land. On May 4, 2026, a public notice revealed a proposal for new towers in Ajax located at 60 Blowers Crescent, just off the bustling Salem Road corridor. The plan, submitted by Bousfields Inc., envisions two 30-storey towers that would introduce 622 new residential units to a community striving to meet ambitious provincial housing targets.
The subject lands are strategically positioned, surrounded by a blend of municipal facilities, medical offices, and the large-scale “power centre” big-box retail hub to the north. To the east, the site borders the Carruthers Creek Trail system, offering a natural reprieve for future residents of the high-density complex. While the land is currently zoned for employment and commercial use, the developer is seeking an official plan amendment to redesignate the area for residential living, arguing that the site has proven difficult to lease for purely commercial purposes.
The new towers in Ajax are not just about housing; they are designed to be a “complete community” project. The proposal includes approximately 2,500 square metres of ground-floor commercial space, which town staff estimate will support over 100 retail and service jobs. This approach ensures that the intensification of the site contributes to the local economy while helping Ajax claw back toward its provincial housing pledge. The town has faced challenges recently, reaching only 19 percent of its housing targets in 2024, making large-scale projects like this a priority for council and staff.
Town staff have officially recommended the project for approval, noting that it represents a “desirable and compact built form” that optimizes land use along Salem Road. If the proposal receives a mayoral directive, construction on the first phase could begin within two years. To incentivize such developments, the province’s Building Faster Fund recently granted Ajax $4.1 million for its previous successes, though the pressure remains high to reach the 2031 goal of 17,000 new homes.
A virtual public meeting has been scheduled for May 19, 2026, at 1 p.m., allowing residents to weigh in on the scale and impact of the new towers in Ajax. Community feedback will be a critical component of the final decision, particularly regarding traffic flow and the integration of high-density living next to the Carruthers Creek Trail.
