Durham fastest-selling homes data for July put Uptown Ajax and Ashburn in Whitby among the ten Greater Toronto Area neighbourhoods where listed properties changed hands most quickly.

An analysis by real-estate platform Wahi found homes in Uptown Ajax spent an average of 16 days on the market during July 2026. That placed the community third among the GTA neighbourhoods included in the ranking.

Ashburn, a rural community in north Whitby, recorded an average of 17 days on market and ranked eighth. Every community in the fastest-selling top ten had an average of 17 days or fewer.

How the Durham communities ranked

Alderwood in Toronto led the GTA list with an average of 10 days on market, followed by Palmer in Burlington at 15 days. Uptown Ajax came next at 16 days, while Ashburn shared the 17-day pace seen across several other top-ten areas.

The figures provide a snapshot of completed market activity in July rather than a forecast for every current listing. Wahi limited its comparison to neighbourhoods with at least five home sales during the month, helping prevent areas with only one or two transactions from dominating the ranking.

Days on market measures the time between a property being listed and an accepted sale. A lower average can indicate that buyers are acting quickly, but it does not by itself show whether sellers received their asking price or whether every type of home experienced the same demand.

The ranking also should not be read as a statement that Uptown Ajax or Ashburn had the GTA’s highest prices or largest sales volumes. It compares selling speed among qualifying neighbourhoods, making it one indicator within a broader housing picture.

Two different Durham housing markets

The appearance of both Uptown Ajax and Ashburn is notable because the communities offer different settings. Uptown Ajax is a suburban area with access to local shops, services and major transportation routes. Ashburn has a more rural character and is located north of Whitby’s main urban area.

That contrast suggests July’s shorter selling times were not confined to one type of Durham neighbourhood. Buyers in the reporting period moved quickly in both an established suburban market and a smaller rural-edge community.

Wahi’s wider GTA analysis also showed how sharply selling times varied by neighbourhood. At the other end of the scale, Chaplin Estates in Toronto averaged 77 days on market in July—more than four times the averages recorded in Uptown Ajax and Ashburn.

Residents should interpret neighbourhood rankings alongside other factors, including the number and type of homes sold, price range, inventory and property condition. Monthly averages can shift substantially when a community records a relatively small number of transactions.

For prospective sellers, the figures show how the July market behaved rather than how long a newly listed property will necessarily take to sell in September. Buyers likewise may encounter different conditions depending on price point and the supply of comparable homes available at the time.

Even with those limits, the July results place two Durham communities near the front of the GTA market for sales speed. The data offers a locally relevant measure for buyers and sellers comparing how quickly homes moved in different parts of the region during the summer.
