Whitby home prices rose month over month in August 2026, while remaining below their level from a year earlier, according to Toronto Regional Real Estate Board data.
The average sale price for houses and condominiums in Whitby was $905,123. That was up 1.2 per cent, or $10,866, from July but down 6.9 per cent, or $67,182, compared with August 2025.
Whitby recorded 129 home sales during the month. Properties that sold spent an average of 30 days on the market, and 400 active listings remained at the end of August.
Sales rise as listings tighten
Sales were 5.7 per cent higher than in August 2025, while active listings were down 5.9 per cent year over year. The combination suggests buyers completed more transactions despite having fewer listed properties to choose from than a year earlier.
Over a 10-year period, Whitby’s average sale price for all houses and condos increased 59 per cent. Detached houses posted a $361,117 gain from August 2016, while semi-detached homes rose by $301,943 and attached houses by $265,419.
Townhouse-style condominiums gained $283,015 over the decade, and apartment-style condominium prices increased by $172,741.
Across the Greater Toronto Area, TRREB reported 5,057 sales in August, down 2.1 per cent year over year. The GTA-wide average selling price was $993,410, down 2.7 per cent from August 2025.
