Durham Real Estate Overbidding Drops as Only One Community Tops List Price

The trend of Durham real estate overbidding continued to decline in December, with the vast majority of neighbourhoods seeing homes sell below their asking price.

According to new data, 97 per cent of Durham Region neighbourhoods recorded underbidding in December, an increase of two per cent compared to November. Only three per cent of neighbourhoods saw homes selling above list price, while no communities recorded sales exactly at asking.

Only One Overbidding Neighbourhood

Excluding neighbourhoods with fewer than five sales, just one Durham neighbourhood experienced overbidding in December. Bay Ridges in Pickering was the only community where homes sold above asking, posting a median sold price of $550,000 with a modest $1,000 median overbid.

The limited Durham real estate overbidding activity highlights continued buyer caution as market conditions favour purchasers.

Top Underbidding Areas

At the opposite end of the spectrum, the most significant underbidding occurred in higher-priced neighbourhoods across the region. Uxbridge recorded the largest median underbid, with homes selling $62,500 below list price and a median sold price of $1.17 million.

Overall, the five most underbid neighbourhoods were spread across Durham Region, reinforcing the trend that higher-priced markets are seeing the greatest price flexibility.

In total, 37 Durham neighbourhoods recorded at least five home sales in December. Median overbid and underbid figures were calculated by subtracting list prices from final sold prices and ranking communities accordingly.

Market analysts note that while lower-priced areas are more likely to see occasional overbidding, Durham real estate overbidding remains rare under current market conditions.
