According to the Toronto Regional Real Estate Board, the average home price in the GTA declined by 7.1 percent compared with February 2025, bringing the average selling price to 1,008,968 dollars.

Home sales have also slowed. A total of 3,868 properties were sold in February, which represents a 6.3 percent decrease compared with the same month last year.

The Pickering Home Sold 520000 Loss case involves a detached property located at 1622 Hollyhedge Drive in the Brock Ridge neighbourhood of Pickering.

Real estate records show the four bedroom home was purchased in March 2022 for 1,440,000 dollars, during the peak period of Ontario’s housing market.

The property was recently listed for 959,900 dollars before ultimately selling for 920,000 dollars, resulting in a loss of 520,000 dollars compared with the original purchase price.

Real estate analysts say cases like the Pickering Home Sold 520000 Loss highlight the changing conditions within the housing market.

During the pandemic era housing surge, many buyers purchased homes at record high prices due to low interest rates and strong demand.

As interest rates increased and market activity slowed, property values in some areas declined from those peak levels.

Earlier this year, a property in Oshawa sold for a loss of approximately 750,000 dollars, while another home in Toronto reportedly sold for a loss exceeding 1.6 million dollars.

Other examples include properties in Mississauga selling for hundreds of thousands of dollars below earlier purchase prices.

The Pickering property involved in the Pickering Home Sold 520000 Loss includes more than 2,000 square feet of living space.

According to the listing, the home features an open concept living and family room layout, along with direct access to the backyard.

The property also includes a separate entrance to a one bedroom basement apartment, which may offer additional rental income potential for future owners.

While the Pickering Home Sold 520000 Loss reflects the impact of shifting housing prices, market experts say long term demand for housing in the Greater Toronto Area remains strong due to population growth and limited housing supply.
