The Town of Ajax has received applications for two major Ajax Residential Developments that would add a combined 3,776 units to the municipality. These proposals mark a significant step in Ajax’s housing expansion.
First Project: Westney Road South
The first project is a mixed-use building at 275 Westney Road South, featuring 3,188 residential units and 1,900 m² of commercial space. Applicants have filed both an Official Plan Amendment and a Zoning By-law Amendment to re-designate the lands from Prestige Employment to GO Transit Station Mixed Use Area. The proposal includes a site-specific policy (Area Specific Policy 6.48) to allow flexibility in building heights, density, and maximum tower floor plates.
Second Project: Rossland Road East & Spitty Road
The second development covers 250 Rossland Road East and adjacent lands at Spitty Road and Penn-Gaskell Drive. It proposes seven 8-storey buildings with approximately 588 residential units and 1,773 m² of commercial space. The applications seek Official Plan and Zoning By-law Amendments to re-designate the land from Prestige Employment to Mixed Commercial Corridor and implement site-specific policies (Exceptions 234 and 235) for height and density standards.
A public statutory meeting to discuss these developments is scheduled for Tuesday, February 17 at 1 p.m., giving residents an opportunity to provide input.
Both projects are part of Ajax’s ongoing efforts to expand housing options while integrating commercial spaces into mixed-use developments, supporting the town’s growth and transit-oriented planning.
