A major new development is set to transform the skyline of Ajax, as the Ajax 62 Storey Twin Towers Development has officially been approved by town council. The project, located at 190 Westney Road, will introduce a significant high-rise presence in the area and contribute to the region’s growing urban landscape.

The Ajax 62 Storey Twin Towers Development will consist of a mixed-use structure featuring two high-rise towers connected by a shared podium. While the towers themselves will reach approximately 53 storeys, the overall building height has been approved at 62 storeys. This ambitious project is expected to deliver a total of 1,254 residential units, along with hotel suites and more than 55,000 square feet of commercial space.

Positioned within the GO Station Mixed Use planning area, the Ajax 62 Storey Twin Towers Development aligns with the municipality’s vision of intensifying development near transit hubs. Its location offers convenient access to transportation, making it an attractive option for both residents and businesses looking to benefit from connectivity within the Greater Toronto Area.

The scale of the Ajax 62 Storey Twin Towers Development is further emphasized by its proximity to another large project across the street at 275 Westney Road South. That proposal includes five towers, each reaching approximately 60 storeys, along with additional commercial space. Together, these developments signal a major shift in Ajax’s urban growth, moving toward a denser, more vertical city structure.

To support the Ajax 62 Storey Twin Towers Development, several amendments to the Official Plan were required. These changes were designed to accommodate the project’s size and complexity while ensuring it aligns with planning guidelines. Among the key adjustments were new limits for building height, density, and floor area, as well as updated requirements for tower spacing and parking.

The approved amendments include a maximum building height of 62 storeys and a minimum height of 55 storeys, reflecting the large-scale nature of the development. The podium connecting the towers will range between eight and ten storeys, creating a strong base for the structure. In addition, the plan introduces a maximum density limit of 15 and sets minimum density requirements for employment uses.

Commercial aspects of the Ajax 62 Storey Twin Towers Development were also addressed, with a new maximum gross floor area of 2,000 square metres established for individual retail or service units. These commercial spaces are expected to enhance the livability of the area by providing convenient access to shops, services, and amenities.

During the council meeting, representatives from Ledim Developments Ltd, including Max Tarsky, presented details of the project and responded to questions from councillors. While the proposal received strong support, some local residents expressed concerns regarding density, infrastructure, and the impact on the surrounding community.

Despite these concerns, the Ajax 62 Storey Twin Towers Development was approved unanimously by council, marking a significant milestone for the project. The approval reflects confidence in the long-term benefits of the development, including economic growth, increased housing supply, and enhanced urban infrastructure.

Overall, the Ajax 62 Storey Twin Towers Development represents a major step forward in Ajax’s evolution as a growing urban centre. As construction plans move forward, the project is expected to reshape the local skyline and contribute to the continued development of Durham Region as a dynamic and modern community.
