Durham Region’s housing market ended September 2026 with an average sale price of $829,382 as sales remained slow and available inventory stayed high.
The preliminary figure for all reported residential property types was 1.0% higher than August but 6.1% lower than September 2025, according to an October 2 snapshot of John Owen’s Durham Region market report.
Durham’s September housing numbers
- Average sale price: $829,382.
- Sale-to-list price ratio: 98.3%.
- Average days on market: 30.2 days to a firm sale.
- Months of inventory: 5.4 months.
- Daily transactions: 17.9, down 11.2% from August and 24.6% year over year.
- Detached-home average: just under $925,000 over the preceding 30 days.
Durham had the lowest average price among GTA regions in the cited report, maintaining its relative affordability advantage. However, 5.4 months of inventory gave buyers more choice and made realistic pricing increasingly important for sellers.
What buyers and sellers should watch
Homes that are well priced for their location and condition can still attract competition, even when regional inventory is high. Buyers should arrange a current mortgage preapproval and review recent comparable sales before making an offer.
Sellers face more competition from other listings. Pricing, presentation and exposure can determine whether a home attracts early interest or remains on the market while buyers compare alternatives.
The Bank of Canada held its policy rate at 2.25% on September 2, with its next decision scheduled for October 28. The market report listed five-year insured fixed rates from 4.29% and five-year insured variable rates from 3.25% at the time of the snapshot. Actual mortgage rates and eligibility vary by lender and borrower.
