Pickering Receives Two Real Estate proposals for zoning amendments from Apcom Enterprises Inc. and Seaton TFPM Inc. These applications are set to change land use and zoning in key parts of the city.
Apcom Enterprises Inc. Proposal
The first proposal pertains to a property located between Goldenridge Road and Appleview Road, south of Dunbarton Creek in the Dunbarton neighbourhood. The property spans approximately 3,184 square meters and currently contains a vacant one-and-a-half-storey detached dwelling, which is proposed for demolition. The applicant seeks to rezone the eastern part of the property to an Environmental Protection “EP” Zone and the western part to Residential First Density “R1H” Zone, with site-specific provisions.
The proposal suggests creating three new lots for detached dwellings, with each lot having a minimum frontage of 11.55 metres and a lot area between 656 and 753 square metres. An environmental block will also be created on the eastern portion of the site, to be conveyed to the city.
Seaton TFPM Inc. Proposal
The second proposal is from Seaton TFPM Inc. for a property located near Brock Road, on both the north and south sides of the Highway 407 corridor in Thompson’s Corners. This application seeks an Official Plan Amendment to allow a broader range of land uses, including residential, commercial, employment, institutional, and related facilities such as hospitals. The applicant aims to ensure the development is consistent with provincial policies and surrounding land uses.
Both proposals will be considered by the City of Pickering in the coming weeks.
