Durham Region Housing Trends showed a slight increase in overbidding neighbourhoods, with 7% of homes selling above asking in January, up from 4% in December. This uptick aligns with broader trends seen across the Greater Toronto Area (GTA), where 16% of neighbourhoods entered competitive overbidding territory in January. Meanwhile, the percentage of neighbourhoods experiencing underbidding dropped modestly from 97% to 93%.
Two neighbourhoods in Durham saw homes sold above list price last month. Audley in Ajax and Taunton in Oshawa reported overbids of $14,500 and $10,100, respectively, with median sold prices of $786,000 and $995,000.
On the other hand, Hermitage Park in Ajax was the top underbidding neighbourhood, with a median sold price of $1,150,000 and an underbid of $67,000.
Overall, more expensive neighbourhoods tend to see higher underbidding amounts, while more affordable areas experience modest overbids.
