A Courtice development planned for the corner of Courtice Road and Bloor Street has been approved by Clarington council and will include up to 340 new residential units.
During a planning meeting held on January 19, councillors reviewed the proposed development at 2149 Courtice Rd., which will feature 269 detached homes and 71 street townhouses.
Municipal staff described the latest zoning change as a minor technical amendment, increasing minimum lot frontage from nine metres to 9.15 metres. According to Clarington’s deputy chief administrative officer of planning and infrastructure, Darryl Lyons, the change was necessary to accommodate building design and two-car parking requirements.
Some residents raised concerns during the meeting, including questions about the placement of townhouses and potential impacts on nearby property values. Others asked whether servicing infrastructure being installed for the development could be extended to neighbouring roads.
Project planners explained that sanitary sewer services would be extended along Courtice Road, while water services would be brought in from Bloor Street. Representatives for developer Minto Communities also committed to providing residents with contact information to address construction-related concerns as the project moves forward.
Council ultimately voted to approve the zoning bylaw amendment, allowing the Courtice development to proceed to the next stage, which will involve a plan of subdivision.
