The Uxbridge Whitby real estate market attracted some of the strongest online buyer attention in the Greater Toronto Area during July, according to a new HouseSigma analysis.
Uxbridge ranked first among 28 GTA municipalities in HouseSigma’s community popularity measure, while Whitby placed fifth.
The ranking tracks online engagement with property listings, including views and other user activity. It does not measure total sales or determine which community experienced the fastest price growth.
Still, the results suggest buyers browsing the GTA housing market are paying increased attention to communities outside Toronto.
Uxbridge Whitby Real Estate Market Draws Buyer Attention
According to HouseSigma, the five GTA municipalities with the highest listing-engagement scores in July were Uxbridge, Aurora, King, Oakville and Whitby.
Toronto ranked ninth.
Because the popularity score is based on online engagement rather than sales volume, smaller markets such as Uxbridge can rank highly even when considerably fewer homes are available or sold compared with Toronto and other larger municipalities.
The ranking nevertheless indicates strong interest among people searching available listings.
Whitby has also maintained relatively strong visibility in HouseSigma’s recent rankings. The municipality placed second in the platform’s June popularity ranking before appearing fifth in July.
GTA Home Sales Remain Slower
The increased attention toward Uxbridge and Whitby comes during a softer GTA housing market overall.
The Toronto Regional Real Estate Board reported that the average GTA home selling price was approximately $1 million in July, representing a 4.5 per cent decline compared with the same month in 2025.
Sales were also slightly lower year-over-year.
However, new listings declined more sharply than transactions, tightening the balance between the number of buyers and properties available for sale.
TRREB said the changing balance meant active homebuyers faced somewhat more competition than they did a year earlier.
If that trend continues, the board said selling prices could begin to stabilize during the second half of 2026.
Fewer Homes Available Across GTA
HouseSigma reported that available inventory also declined during July.
The reduction in homes available for purchase meant a larger percentage of listed properties found buyers even though overall transaction activity remained relatively weak.
That distinction is important when evaluating the Uxbridge Whitby real estate market.
Strong online interest does not necessarily mean prices are climbing or homes are selling rapidly. Instead, it shows where prospective buyers are spending more time viewing and interacting with listings.
Whitby Prices Vary Significantly by Community
Housing conditions also differ considerably between individual neighbourhoods.
HouseSigma’s current Whitby market data shows median prices and annual price changes varying significantly across communities such as Rural Whitby, Pringle Creek, Downtown Whitby, Brooklin, Williamsburg and Taunton North.
That means buyers and sellers should look beyond municipality-wide rankings when evaluating a particular property.
Uxbridge similarly has a smaller and more varied housing market that includes urban homes, rural properties and larger lots, making direct comparisons with Toronto or other dense GTA municipalities difficult.
The July popularity ranking therefore provides a useful indication of buyer attention but should not be treated as a standalone measure of market strength.
