The Township of Scugog has received an application for an ambitious residential development that could bring up to 1,355 new housing units to Port Perry.

The proposed development spans properties at 1520, 1540, and 1580 Reach Street in Port Perry. The applicant is Richard Wannop, with Malone Given Parsons Ltd. serving as the planning agent.

The Draft Plan of Subdivision outlines a mixed-use community featuring 28 blocks designated for low-density residential housing, including single-family homes, semi-detached units, and townhouses. Two additional blocks are earmarked for condominium townhouses, while four blocks are set aside for mid-rise residential and mixed-use development, one of which includes a long-term care home.

The plan also includes one park block, two stormwater management blocks, one open space block, and three blocks for natural heritage and environmental protection. Industrial zoning is proposed with one prestige industrial block and one general industrial block. A future road connection and various streets and laneways round out the subdivision layout.

Total residential units are projected to fall between 900 and 1,355, with commercial gross floor area still to be determined. The entire development would be serviced by municipal water, sanitary, and stormwater infrastructure.

An accompanying Official Plan Amendment application seeks to add new policies permitting local commercial uses as well as establishing a Neighbourhood Park within the development footprint.

Scugog Council will hold a public meeting to present the proposal and gather community input on Monday, June 15 at 6:30 pm. The session takes place at the township municipal office located at 181 Perry Street in Port Perry.

The proposal represents one of the largest single residential developments put forward in Scugog in recent years. If approved, the Reach Street subdivision would significantly expand Port Perry’s housing stock at a time when Durham Region is under growing pressure to address home affordability and supply shortages.

Community members interested in learning more about the scope and timeline of the project are encouraged to attend the upcoming public meeting or contact the Scugog Township planning department directly for additional details.
