Homes Selling Fastest in These GTA Neighbourhoods Including Two in Durham Region

Despite a slower housing market across the Greater Toronto Area (GTA), some neighbourhoods continue to see homes selling quickly — including two communities located in Durham Region.

According to the Toronto Regional Real Estate Board (TRREB), a total of 3,868 homes were sold across the GTA in February, representing a 6.3 per cent decrease compared with the same month in 2025. Sales also dropped by about one per cent compared with January on a seasonally adjusted basis.

The report also shows that housing prices have softened. The average selling price across the GTA was $1,008,968, which represents a 7.1 per cent decline compared with February last year.

However, real estate analytics platform Wahi identified several neighbourhoods where homes are still selling much faster than the regional average.

By analyzing neighbourhoods that recorded five or more home sales during February, Wahi calculated the average number of days homes remained on the market to determine which areas saw the fastest sales.

The study found that three GTA neighbourhoods stood out for quick home sales, including two communities located in Durham Region.

The fastest-selling neighbourhood was St. Clair West in Toronto, where homes sold in an average of just seven days. In this area, seven homes changed hands in February, with a median sale price of $1,130,000.

Coming in second was West Shore in Pickering, a waterfront neighbourhood in Durham Region. Homes in West Shore sold in an average of 10 days, indicating strong demand in the area.

Five homes were sold in the neighbourhood last month, with a median selling price of approximately $900,000.

The third-fastest neighbourhood was Westney Heights in Ajax, another Durham Region community. Homes there sold in an average of 12 days, with a median selling price of $825,000. A total of five homes were sold in the neighbourhood during February.

While some neighbourhoods saw homes selling quickly, others experienced significantly slower sales.

The slowest-selling neighbourhood in the GTA was Catchet in Markham, where homes remained on the market for an average of 79 days before selling.

The median price in Catchet was $1,685,000, with seven homes sold during February. The neighbourhood is located between Major Mackenzie Drive East and 16th Avenue.

Two other neighbourhoods also saw slower sales activity.

In Humber Heights in Etobicoke, homes took an average of 70 days to sell, with a median price of $590,000. The neighbourhood is located north of Eglinton Avenue between Royal York Road and Weston Road.

Similarly, homes in Countryside Villages in Brampton also remained on the market for about 70 days on average. The median price there was about $1.2 million, and 13 homes were sold during February.

Real estate experts say that even in slower markets, certain neighbourhoods continue to attract strong buyer interest due to location, affordability, community amenities and access to transportation.

With Pickering and Ajax neighbourhoods appearing among the fastest-selling areas in the GTA, Durham Region continues to show steady demand in the local housing market.
