Ajax home prices fell in August 2026 compared with both July and the same month a year earlier, according to Toronto Regional Real Estate Board data.
The average sale price for houses and condominiums in Ajax was $871,853. That was down 3.9 per cent, or $35,483, from July and 2.5 per cent, or $22,119, below August 2025.
There were 72 sales during the month after properties spent an average of 28 days on the market. Ajax had 285 active listings remaining at the end of August.
Sales and listings both decline
The number of sales was 23.4 per cent lower than in August 2025. Active listings fell 12.6 per cent year over year, meaning both transactions and available inventory declined.
Over the longer term, the average Ajax sale price for all houses and condos was 46.4 per cent higher than in August 2016.
Detached house prices increased by $290,138 over that decade. Semi-detached homes gained $241,842, attached houses gained $243,294, townhouse-style condominiums rose by $140,033 and apartment-style condominiums increased by $131,796.
Across the Greater Toronto Area, TRREB reported 5,057 sales in August 2026, down 2.1 per cent year over year. The GTA-wide average selling price was $993,410, down 2.7 per cent from August 2025.
Monthly averages can change with the mix of properties sold, so they should not be interpreted as the change in value of every individual home.
