A major new residential development proposal could dramatically reshape the skyline of Ajax, with plans calling for two towering thirty-storey buildings containing a total of six hundred and twenty-two dwelling units along with commercial retail space at a prominent location in the rapidly growing Durham Region municipality.

The proposed Ajax 30 storey twin towers development would be located on lands known as 60 Blowers Crescent, according to an official notice issued by the Town of Ajax on April 27. The ambitious mixed-use project consists of two high-rise buildings reaching heights of up to thirty storeys each, including approximately six hundred and twenty-two residential dwelling units and approximately twenty-five hundred square metres of commercial gross floor area on the ground level to serve the local community and provide convenient amenities and services for future residents of the towers.

The Town of Ajax distributed a formal public notice on Monday, April 27, announcing a Statutory Public Meeting scheduled for Tuesday, May 19 at one o’clock in the afternoon at Ajax Town Hall. The meeting will address proposed amendments to existing municipal by-laws that would clear the way for the residential and commercial development to proceed through the official planning approval process in the municipality.

The proposed development requires multiple layers of official plan amendments and zoning changes to move forward through the approval process. The purpose of the Regional Official Plan Amendment Application designated ROPA26-A2 and the proposed implementing by-law is to re-designate the subject lands from their current Employment Areas designation to a new Community Areas designation, which would permit residential construction on the site for the very first time in the history of the property.

Additionally, the amendments would re-designate the subject lands from the current Prestige Employment designation to a Mixed Commercial Corridor designation. The changes would establish a maximum building height limit, a maximum density limit, and a minimum non-residential gross floor area requirement for the development. The amendments would also allow the developers to set specific development standards that would implement the proposed mixed-use project on the subject lands in Ajax.

The Ajax 30 storey twin towers development represents one of the most significant and tallest residential proposals ever brought forward in the Town of Ajax, reflecting the continued population growth and urban intensification pressures facing communities across Durham Region as more families and working professionals choose to make the area their permanent home and place of residence.

If approved, the development would add significant density and housing supply to the local market at a time when communities across the Greater Toronto Area and Durham Region are actively seeking new residential development opportunities to address ongoing housing affordability and availability challenges facing residents of all ages and income levels throughout the region.

Residents and interested parties are strongly encouraged to attend the upcoming Statutory Public Meeting on May 19 to learn more about the Ajax 30 storey twin towers development proposal and to provide their valuable input and feedback directly to municipal council and planning officials before any final decisions are made on the required official plan amendments and zoning by-law changes.
