Only one Durham neighbourhood recorded homes selling above asking in August, according to a market analysis covering communities with at least five sales.
Lakeside in Ajax was the only overbidding neighbourhood among 36 qualifying Durham Region areas. Its median sold price was $981,000 and its median overbid was $1,100.
Most Durham homes sold below asking
The analysis found three per cent of Durham neighbourhoods were in overbidding territory, roughly unchanged from July. No qualifying community had a median sale exactly at the listed price, while 97 per cent were classified as underbid.
The pattern was similar across the Greater Toronto Area. Two per cent of GTA neighbourhoods were overbid in August, one per cent sold at the median list price and 97 per cent were underbid.
Among Durham’s five most underbid communities, the median difference between list and sale prices ranged from $35,000 below asking to $51,449 below asking. Median prices among those communities ranged from about $770,000 to $1.5 million.
How the figures were calculated
Digital real estate company Wahi compares the median list and sold prices for individual neighbourhoods each month. Areas with fewer than five transactions are excluded. The company calculates each sale’s difference from list price, then reports the median of those differences for the neighbourhood.
The Durham results were published September 29 by Durham Post, using Wahi’s August 2026 GTA market analysis. The figures describe completed sales during one month and do not predict the price or negotiating conditions for any individual property.
