Clarington Council has approved a Courtice truck sales facility as part of a proposed industrial development at 1631 Baseline Road.
The zoning amendment permits truck sales as an accessory use within a planned 4,300-square-metre industrial building near the future Courtice GO station area.
Industrial building would include service and parts space
The proposal primarily provides space for truck servicing, parts storage, related retail uses and offices. Truck sales required a zoning change because they were not already permitted as an accessory use.
Innovative Planning Solutions submitted the application on behalf of PAG Commercial Vehicles Canada and PTG Mississauga Enterprises Limited Partnership.
The property is at the southwest corner of Baseline Road and Trulls Road in the Courtice Transit-Oriented Community and GO Station Area Secondary Plan. Municipal planning documents identify the area for light industrial and employment-generating uses near Highways 401 and 418.
Site plan approval still required
The zoning decision does not complete the development process. A holding provision will remain until the applicant submits a site plan and satisfies its conditions. Site plan review will cover landscaping, design, access and property layout.
No construction start or opening date was included in the council report.
