While regional house prices have trended downward since the record highs of the pandemic, many properties in southern Ontario continue to fetch prices significantly higher than the March 2026 average of $835,854. Top Luxury Sales in Pickering, Whitby, and Ajax

The highest-selling property on the list is located at 1408 Rougemount Drive in Pickering, which sold for $3,000,000 after being listed at $3,350,000. This ultra-modern executive home is distinguished by its 12-foot ceilings, floor-to-ceiling windows, and a master bedroom offering views of the Rouge Valley. Inside, the home features a floor-to-ceiling glass-enclosed wine fridge and a chef’s kitchen with a backlit onyx stone island counter. Another Pickering entry at 367 Rosebank Road sold for $1,965,000, just slightly under its $1,988,800 asking price. This custom-built home near the waterfront offers a resort-style backyard complete with a saltwater pool, splash pad, hot tub, and a sunken fire pit.

This home provides nearly 6,000 square feet of living space on a 1.22-acre wooded lot and includes a specialized 240-square-foot shed designed for use as a studio or office. The backyard is equally luxurious, featuring an in-ground heated pool and a wraparound deck.

These sales illustrate that while the broader market has cooled, high-end buyers are still actively pursuing properties with premium amenities and significant acreage. The shift in the most expensive homes Durham selling below asking price suggests a market that is increasingly favoring buyers, even at the highest tiers of luxury real estate. For those looking for custom-built modern staircases or heated bathroom floors, the Durham Region continues to offer diverse options for executive living.
