Bowmanville is set to see a major residential development after Clarington’s planning and development committee put five proposals on the agenda for its June 15 meeting, headlined by a sprawling 572-unit apartment project near the waterfront.

Bowmanville Lakebreeze Residence Ltd. has submitted applications to increase building heights and density for a project on Port Darlington Road. The ambitious plan includes 309 units spread across twin 12-storey buildings connected by a 4-storey podium, along with 239 units in two additional buildings rising six to seven storeys. Another 24 townhouse units are also part of the proposal.

The project represents the kind of intensification that Clarington has been preparing for as the municipality continues to grow rapidly. With Bowmanville’s waterfront area becoming increasingly desirable, the Lakebreeze proposal could reshape a significant stretch of the community’s shoreline neighbourhood.

But the Lakebreeze project is far from the only item catching the committee’s attention.

Durham County Senior Citizens Lodge is seeking approval for a three-storey seniors’ building on Station Street in Orono. A total of 58 units are planned for the 6.62-acre site, which would provide much-needed housing options for older adults in the rural Clarington community.

In downtown Bowmanville, a 4-storey medical building proposal from Barry Bryan Associates at 22 King Street is also on the agenda. The project could bring additional healthcare services to the growing town centre.

Courtice is also in line for development, with a 46,000 square foot industrial building proposed on Baseline Road by Innovative Planning Solutions. Industrial space has been in high demand across Durham Region as the area attracts more businesses looking to establish operations outside of Toronto.

The fifth proposal heading to committee involves 16 detached homes on Adelaide Avenue, east of Firwood Avenue, also in Courtice. That project would add to the steady stream of residential building that has transformed the community over the past decade.

All five proposals will be discussed at the planning and development committee meeting scheduled for June 15 at Town Hall in Bowmanville. The meeting is open to the public and residents will have the opportunity to provide input on each project.

Clarington has seen a surge in development applications over the past several years, driven by population growth and improved transit connections to the rest of the GTA. The municipality’s official plan encourages intensification in key areas, particularly near the waterfront and along major corridors.

The Lakebreeze project, given its scale and waterfront location, is likely to draw significant public interest. Projects of that size often spark conversations about infrastructure capacity, traffic, and how to balance growth with preserving the character of established neighbourhoods.

As Durham Region continues to attract new residents and businesses, proposals like these five in Clarington signal that the development momentum shows no signs of slowing.
